Maryvilla. The hillside above Calpe with panoramic views of the sea and the Peñón: peace and privacy, but very steep slopes and a winding road.
Empedrola and Gran Sol. Large plots on the sunny side of Calpe, away from the tourist flow. The sea and the supermarkets are a distance away: you need a car.
Cometa and Carrió. The flat area between La Fossa beach, the parks and the supermarkets: villas and townhouses without mountain bends.
Benicolada. The residential neighbourhood where local people live: flat plots, schools and the centre within walking distance, little tourism and hardly any sea views.
La Manzanera. A green area by the sea with signature architecture by Ricardo Bofill and rocky coves, close to the centre.
On top of IBI (property tax) and the rubbish charge, allow for the pool, garden, insurance and minor repairs. Before the reservation we give you an annual estimate for the specific house, not an average.
Views come at the price of steep hills and driving every day; the flat gives you less of a panorama but the beach and shops nearby. We show you both on the same viewing trip so you can compare everyday life.
As a guide: resale ≈ 10–12 % (ITP 9 % from 01.06.2026 — 11 % above €1 million — plus notary, land registry and gestoría); new build ≈ 12–14 % (IVA 10 % + AJD 1.4 % and paperwork). Before you sign anything, we show you the exact calculation for the specific property.
Yes. The right to own property does not depend on a visa or residency. You need an NIE — a tax identification number, not a residence permit — and a payment plan in place. The signing before the notary can be done in your language or through a power of attorney, without travelling.
We visit the property, check the paperwork and any charges on it, calculate the total cost and tell you frankly about the drawbacks of the area and the building. The reservation contract is signed only after that check.
Tell us what you want it for — living, spending seasons here or letting — and your total budget. We'll send you three or four verified options and explain how they differ in everyday life, not in the photos.
