Not all sea views are the same

Front or side. In a listing both are “sea views”, but day to day they are nothing alike: a terrace facing the beach head-on is worth clearly more than a glimpse of sea between two buildings. On the viewing we check from the living room and the terrace, not from the roof.

Arenal-Bol or La Fossa. From Arenal-Bol you see the bay with the Peñón to one side; from La Fossa, the Peñón straight ahead. In La Fossa, in winter, the rock casts a shadow and it gets dark earlier: the orientation of each flat matters more than the height.

Floor and the future. Views can be lost if there is a building plot in front. Before the reservation we check the planning status of the plot opposite.

Price. In Calpe, sea views push up the price per square metre noticeably compared with a similar flat without views; higher up you can see the current median from our catalogue.

What we check before you reserve

  • Orientation and hours of sunshine in winter, not just the views in summer.
  • Access, lift, parking and community fees.
  • Whether the property can legally be let to tourists, if you need that.
  • Paperwork: nota simple (land-registry extract), charges, licences and energy certificate.
  • Total purchase cost, including taxes and fees, before the reservation.

Frequently asked questions

Could I lose the views if something is built in front?

It can happen if there is a plot or a low building with unused building rights in front. That is why, before the reservation, we check the town-planning status of the plots that could block the view.

Which area has better views, Arenal-Bol or La Fossa?

They are different: Arenal-Bol looks over the bay with the Peñón to one side and has a wide sandy beach; La Fossa faces the Peñón head-on and has a promenade full of restaurants. We show you both on the same viewing trip.

What taxes and costs do I need to add to the price?

As a guide: resale ≈ 10–12 % (ITP 9 % from 01.06.2026 — 11 % above €1 million — plus notary, land registry and gestoría); new build ≈ 12–14 % (IVA 10 % + AJD 1.4 % and paperwork). Before you sign anything, we show you the exact calculation for the specific property.

Can I buy if I'm not resident in Spain?

Yes. The right to own property does not depend on a visa or residency. You need an NIE — a tax identification number, not a residence permit — and a payment plan in place. The signing before the notary can be done in your language or through a power of attorney, without travelling.

What does the agency do before I reserve?

We visit the property, check the paperwork and any charges on it, calculate the total cost and tell you frankly about the drawbacks of the area and the building. The reservation contract is signed only after that check.

Can we help you choose?

Tell us what you want it for — living, spending seasons here or letting — and your total budget. We'll send you three or four verified options and explain how they differ in everyday life, not in the photos.
