Three bedrooms: a large flat or a small villa

Compared with a villa. A large apartment gives you the space of a house with no garden to tend or private pool to maintain, and many buildings have security and a concierge. It is the usual choice for people who want to lock up and travel.

Where. On the beachfront, three-bedroom flats are scarce and expensive; in the centre and the nearby residential estates there is more choice and bigger terraces for the same money.

Families. If you have school-age children, walking distance to schools and the health centre matters: in the centre and in Benicolada you can do everything without a car.

What to look for. At least two bathrooms, the layout (bedrooms separate from the living room), a storage room and a parking space.

What we check before you reserve

  • Orientation and hours of sunshine in winter, not just the views in summer.
  • Access, lift, parking and community fees.
  • Whether the property can legally be let to tourists, if you need that.
  • Paperwork: nota simple (land-registry extract), charges, licences and energy certificate.
  • Total purchase cost, including taxes and fees, before the reservation.

Frequently asked questions

Are there international schools near Calpe?

Yes, there are several international and state-subsidised private schools in the area; the Cumbre del Sol estate (Benitachell) has one within the estate itself. We help you match your property search with your school search.

Is a 3-bedroom flat worth it for letting?

It lets well to families in summer and by the month in winter, but the yield per square metre is usually lower than for a 2-bedroom flat. We work it out with real figures for the area.

What taxes and costs do I need to add to the price?

As a guide: resale ≈ 10–12 % (ITP 9 % from 01.06.2026 — 11 % above €1 million — plus notary, land registry and gestoría); new build ≈ 12–14 % (IVA 10 % + AJD 1.4 % and paperwork). Before you sign anything, we show you the exact calculation for the specific property.

Can I buy if I'm not resident in Spain?

Yes. The right to own property does not depend on a visa or residency. You need an NIE — a tax identification number, not a residence permit — and a payment plan in place. The signing before the notary can be done in your language or through a power of attorney, without travelling.

What does the agency do before I reserve?

We visit the property, check the paperwork and any charges on it, calculate the total cost and tell you frankly about the drawbacks of the area and the building. The reservation contract is signed only after that check.

Can we help you choose?

Tell us what you want it for — living, spending seasons here or letting — and your total budget. We'll send you three or four verified options and explain how they differ in everyday life, not in the photos.
