Searching, checking, and life after the purchase are one process. The golden rule throughout: the reservation and deposit are signed only after checks are done. Never before.

Goal and budget

How you picture your life here, the area, the full cost of buying, and the annual upkeep you're comfortable with. A real budget covers not just the purchase price but also the costs of owning.

Choosing an area

The beach, services, the street's slope, winter, the car, and the airport — before finishes and furniture.

NIE and money

Foreigner's number, an account or transfer arrangement, source of funds — we prepare these in advance; we've been through bank compliance checks for Canada, the US, and Israel many times.

Viewing and assessment

The home, the noise, the entrance, and the surroundings — in person or by video call. Comparable sales, and an offer that isn't based on the asking price alone.

Building survey

Our inspection draws on experience with major renovations: damp, roofing, electrics, “fresh paint over a problem”. When a structural report is needed, we bring in a specialist.

Legal due diligence

Nota simple, ownership, debts (in Spain, these follow the property), the cadastre, licences, comunidad, IBI. A legal adviser reads every contract — that's our family rule.

Reservation and arras

The reservation is €3,000–6,000, and the deposit (arras) is usually 10%.

Notary, taxes, land registry

Sign in a single day — in your language, no interpreter needed. Taxes: resale ITP 9% (from 01.06.2026, based on the escritura date; above €1m — 11%), new build IVA 10% + AJD 1.4%.

The home is ready, and looked after

Utility meters, repairs, insurance, keys, maintenance — and rental, only if it's possible and you want it.

The range differs for resale and new-build homes. Since June 2026, ITP has been cut from 10% to 9% — many sites still calculate with the old rate. We check the rate on the date of the transaction — that's our job, not yours.

What's worth knowing in advance.

Yes. Ownership doesn't depend on a visa or residency status. You need an NIE (a tax number, not a residence permit) and a payment arrangement in place. The golden visa was scrapped in April 2025 — that doesn't affect your right to buy.

Yes, by power of attorney: viewings by video call, and a lawyer with power of attorney signs at the notary's on your behalf. Several of our clients from Toronto, Belgium and Sweden have bought this way with INFTOUR — they came to Calpe only to collect the keys. The reservation contract is signed, in any case, only after the property has been checked.

As a guide: resale ≈ 10–12% (ITP 9% + notary, land registry, gestoría), new build ≈ 12–14% (IVA 10% + AJD 1.4% + paperwork). We give you an exact, personal calculation before you sign anything.

No need to worry: the bill was never passed, was never even debated in Congress, and was dropped from the agenda in January 2026. Canada, the UK, Israel and the US buy under the normal rules. If anything changes, we'll update this guide and tell you directly.

Typically 60–70% of the value over up to 20–25 years, against verified income from your home country. We'll help put together the file and compare banks.
