Where the sea-view villas are

Calpe. Hillsides such as Maryvilla, with panoramic views of the sea and the Peñón de Ifach, peace and quiet and hardly any tourist traffic. The slopes are steep: you can't live here without a car.

Cumbre del Sol (Benitachell). A modern hilltop estate with some of the best views on the Costa Blanca and an international school on site. It has its own microclimate: strong wind and cloud in winter.

Benissa Costa. Several kilometres of rocky coastline between Calpe and Moraira, strictly low-rise building and almost untouched nature. In winter life shuts down.

Altea. Altea Hills and the hillsides above the old town: views of the bay, with a town that is lively all year a few minutes away.

What to look for in a sea-view villa

Car access, including in winter, orientation (morning or afternoon sun), wind, the condition of the pool and retaining walls, and whether the views are protected or something could be built in front.

What we check before you reserve

  • Orientation and hours of sunshine in winter, not just the views in summer.
  • Access, lift, parking and community fees.
  • Whether the property can legally be let to tourists, if you need that.
  • Paperwork: nota simple (land-registry extract), charges, licences and energy certificate.
  • Total purchase cost, including taxes and fees, before the reservation.

Frequently asked questions

Which area has the best sea views?

Cumbre del Sol and the hillsides of Calpe and Altea are the most panoramic; Benissa Costa offers views closer to the sea and coves. What really decides it is how you want to live: with services close at hand, or with nature and quiet.

Do I need a car in a sea-view villa?

Almost always, yes: villas with panoramic views are on hillsides and residential estates. If you want to live without a car, look at apartments in the centre of Calpe or Altea.

What taxes and costs do I need to add to the price?

As a guide: resale ≈ 10–12 % (ITP 9 % from 01.06.2026 — 11 % above €1 million — plus notary, land registry and gestoría); new build ≈ 12–14 % (IVA 10 % + AJD 1.4 % and paperwork). Before you sign anything, we show you the exact calculation for the specific property.

Can I buy if I'm not resident in Spain?

Yes. The right to own property does not depend on a visa or residency. You need an NIE — a tax identification number, not a residence permit — and a payment plan in place. The signing before the notary can be done in your language or through a power of attorney, without travelling.

What does the agency do before I reserve?

We visit the property, check the paperwork and any charges on it, calculate the total cost and tell you frankly about the drawbacks of the area and the building. The reservation contract is signed only after that check.

Can we help you choose?

Tell us what you want it for — living, spending seasons here or letting — and your total budget. We'll send you three or four verified options and explain how they differ in everyday life, not in the photos.
