Prices: how many properties in each price band
Number of properties for sale in each price band, based on our current catalogue.
What changes above one million
Taxes. On resale properties above €1 million, ITP rises to 11 %; on new builds it remains IVA 10 % + AJD. We factor this into the total cost from the very first conversation.
Discretion. Many homes at this level are not advertised with an address or full photos. We show you what fits your search, including properties that are not published.
Verification. Building and first-occupancy licences, legality of pools and extensions, easements and planning in the surrounding area: in this segment a paperwork problem costs more than any price negotiation.
Where. Cumbre del Sol for new architecture and panoramic views; Benissa Costa for nature and low-rise building; the hillsides of Calpe and Altea for views of the Peñón and the bay.
What we check before you reserve
- Orientation and hours of sunshine in winter, not just the views in summer.
- Access, lift, parking and community fees.
- Whether the property can legally be let to tourists, if you need that.
- Paperwork: nota simple (land-registry extract), charges, licences and energy certificate.
- Total purchase cost, including taxes and fees, before the reservation.
Frequently asked questions
Do you show properties that are not published?
Yes. Some homes at this level are sold without public listings at the owner's request. Tell us what you are looking for and we'll tell you what is available.
Can I buy through a company?
It is possible and sometimes advisable, but it has tax consequences in Spain and in your own country. We recommend tax advisers who work with foreign buyers before you decide on the structure.
What taxes and costs do I need to add to the price?
As a guide: resale ≈ 10–12 % (ITP 9 % from 01.06.2026 — 11 % above €1 million — plus notary, land registry and gestoría); new build ≈ 12–14 % (IVA 10 % + AJD 1.4 % and paperwork). Before you sign anything, we show you the exact calculation for the specific property.
Can I buy if I'm not resident in Spain?
Yes. The right to own property does not depend on a visa or residency. You need an NIE — a tax identification number, not a residence permit — and a payment plan in place. The signing before the notary can be done in your language or through a power of attorney, without travelling.
What does the agency do before I reserve?
We visit the property, check the paperwork and any charges on it, calculate the total cost and tell you frankly about the drawbacks of the area and the building. The reservation contract is signed only after that check.
Can we help you choose?
Tell us what you want it for — living, spending seasons here or letting — and your total budget. We'll send you three or four verified options and explain how they differ in everyday life, not in the photos.
