How to choose an apartment in Calpe

Arenal-Bol beach. The main town beach: sand, a gentle slope into the water and a seafront promenade that is lively all year round. It is the most sought-after area, the most expensive per square metre and the easiest to let. It gets very busy in high season.

La Fossa (Levante). Seafront towers with views of the Peñón de Ifach and a long promenade lined with restaurants. In winter the rock casts a shadow and it gets dark earlier, so check the orientation of each flat.

Town centre. The only part of Calpe where you can live all year without a car: schools, health centre, market and banks within walking distance. Prices are lower than on the beachfront; some noise in summer.

Residential estates and hillsides. More space and bigger terraces for the same money, often with views, but you will almost always need a car. Before deciding, walk the route to the beach.

What we check before you reserve

  • Orientation and hours of sunshine in winter, not just the views in summer.
  • Access, lift, parking and community fees.
  • Whether the property can legally be let to tourists, if you need that.
  • Paperwork: nota simple (land-registry extract), charges, licences and energy certificate.
  • Total purchase cost, including taxes and fees, before the reservation.

Frequently asked questions

How much does an apartment in Calpe cost?

It depends above all on the area and the views: on the Arenal-Bol beachfront the price per square metre is clearly higher than in the centre or on the residential estates. Higher up this page you can see current prices from our catalogue and how many apartments there are in each price band.

New build or resale?

New builds offer guarantees, energy efficiency and modern communal areas; resale properties often give you a better location for the same money and immediate handover. We help you compare both with real figures, including the taxes, which are different.

What taxes and costs do I need to add to the price?

As a guide: resale ≈ 10–12 % (ITP 9 % from 01.06.2026 — 11 % above €1 million — plus notary, land registry and gestoría); new build ≈ 12–14 % (IVA 10 % + AJD 1.4 % and paperwork). Before you sign anything, we show you the exact calculation for the specific property.

Can I buy if I'm not resident in Spain?

Yes. The right to own property does not depend on a visa or residency. You need an NIE — a tax identification number, not a residence permit — and a payment plan in place. The signing before the notary can be done in your language or through a power of attorney, without travelling.

What does the agency do before I reserve?

We visit the property, check the paperwork and any charges on it, calculate the total cost and tell you frankly about the drawbacks of the area and the building. The reservation contract is signed only after that check.

Can we help you choose?

Tell us what you want it for — living, spending seasons here or letting — and your total budget. We'll send you three or four verified options and explain how they differ in everyday life, not in the photos.
