Resale. In this price band almost everything is resale: buildings from the 1970s to the 1990s, often with a communal pool. New builds in Calpe start well above this.
Where. The centre and the streets behind the seafront, a few minutes' walk from the beach, and residential estates with views, at the cost of needing a car. On the beachfront this price band is exceptional.
Count the total. Add ≈ 10–12 % in taxes and fees to the price, plus any renovation: in an older building it is worth checking the installations, the windows and any special levy from the community.
For letting. An affordable flat near the beach lets well, but only if it can get a tourist licence. We check this before you reserve.
It is one of the first things we ask for: the community's certificate of debts and the minutes of the latest owners' meetings, to find out whether any works have been approved that the new owner will have to pay for.
Yes: Spanish banks lend to non-residents, usually up to 60–70 % of the valuation. We put you in touch with banks and advisers who do this regularly.
As a guide: resale ≈ 10–12 % (ITP 9 % from 01.06.2026 — 11 % above €1 million — plus notary, land registry and gestoría); new build ≈ 12–14 % (IVA 10 % + AJD 1.4 % and paperwork). Before you sign anything, we show you the exact calculation for the specific property.
Yes. The right to own property does not depend on a visa or residency. You need an NIE — a tax identification number, not a residence permit — and a payment plan in place. The signing before the notary can be done in your language or through a power of attorney, without travelling.
We visit the property, check the paperwork and any charges on it, calculate the total cost and tell you frankly about the drawbacks of the area and the building. The reservation contract is signed only after that check.
Tell us what you want it for — living, spending seasons here or letting — and your total budget. We'll send you three or four verified options and explain how they differ in everyday life, not in the photos.
